Q. What are the current property
tax rates?
A. Real Estate property taxes
average .63% of the market value
of a primary residence, and
approximately 1.14% of the
market value of second homes or
other real estate in the St.
George area. They are due by
November 30 of each year.
Q. How do Utah income tax rates
compare to other states?
A. The maximum Utah tax rate is
7%. Single individuals are taxed
at that rate on taxable income
more than $3,750 whereas married
individuals and heads of
household reach that tax bracket
at taxable income exceeding
$7,500. (California’s maximum
rate is 9.3%, Idaho’s is 8.1%,
Arizona’s is 5.04%.)
Q.
Is it true that California will
still tax my California
retirement income even though I
don’t live there anymore?
A. This law has now been
changed. California can no
longer tax non-resident retirees
whose sole California-sourced
income is from retirement plans.
This change was enacted for 1996
and future years.
Q. Does Utah have an estate
tax?
A. The Utah estate tax rules are
very similar to the Federal
rules. If there is a Federal
estate tax liability, whatever
credit is allowed for state
inheritance taxes is the amount
that Utah will require to be
paid. Therefore, if there is no
Federal estate tax liability,
there will be no Utah
inheritance tax
Q. What does the Social Club
Membership include?
A. Sports and Fitness Center,
tennis courts, club house and
restaurant facilities. Social
membership does not include
golf.
Q. Does Utah have a
sales tax?
A. Utah does have a state sales
tax varying between 5.75% and 7%
depending upon the county in
which the purchase is made. (the
cities in Washington and Iron
counties are taxed at either 6
or 6.25%)

How much are the HOA fees and
what is included in these fees?
A. Kachina North $310.00 per
month. Kachina South $260.00,
Kachina East $220.00. Included
in these fees are landscaping
maintenance and upkeep in all
common areas. Pond and stream
water features, cable TV, and
wall maintenance.

Can I own my own golf cart?
A. Yes you can own your own golf
cart.
Q.
What are the building
restrictions?
A. Full restrictions are
available in our "Development
Guidelines", please contact the
Homeowners Association for
details.
Q.
How soon do I have to build a
home after I purchase a lot?
A. Early on we discovered that
the majority of those interested
in our projects wanted to build
and move in quickly. However
many of those visiting us wanted
to secure a lot, but they
wouldn't be able to build for
several years. To accommodate
these customers we extended the
requirements to build from two
years to five years in almost
all of our developments. We
also pay the homeowners dues for
the first 18 months or until the
home is built, whichever occurs
first.

What type of utilities are
available?
A. All utilities including
water, sewer, natural gas,
telephone, electricity and cable
TV are available at the property
line. Domestic water charges,
including connection and monthly
service fees, will be set by the
City. Monthly sewage collection
service fees will be set by the
City. Telephone service will be
provided by Quest, and
electrical power by the City.
Natural gas will be provided by
Questar. Cable TV will be
provided by one of several
authorized providers.

Who provides Internet services?
A. St George has a number of
affordable high-bandwidth
Internet services available.
Currently, most local ISP's
offer dedicated T1 services as
well as a number of DSL,
wireless and cable Internet
options. Local providers:
InfoWest, offers NewEdge
Networks business-class SDSL
with speeds up to 1.1 mbps.
InfoWest,and South Central
Internet also offer consumer and
business-level ADSL and IDSL
services through the local
telephone company, Qwest
Communications.
Wireless Internet access is
available with speeds up to
1mbps via Sky View Wireless and
local ISP's InfoWest and
Lansource. Charter Cable also
offers consumer-level internet
cable access in the area.
